All our projects are human designed to respond to the individual context and specific requirements of the client. Whether you envisage a simple planning application or a complex re-build, we will tailor something personal for you. No two projects are the same but all are approached with creativity, knowledge and love for the local context.

New Build in Pendeen

Our client acquired this site with outline permission for a 2 bedroom bungalow. However, as a private developer with a reputation for high-end homes, we pushed the boundaries of the site and permission to establish a spacious 3 bedroom home with vaulted ceiling and picture windows capturing views to the sea and across the Penwith moors, working closely with the Local Authority to produce a design that was both fresh and sensitive to the World Heritage Site.

Extension & Renovation in St Just

A tired and damp cottage in the middle of St Just required modernation and enlargement within a restricted footprint to transform it into a practical family home. Here we secured permission for a rear extension, working with a landscape designer to transform an astro-turf lawn in to a haven for bees and butterflies. Air-source and solar-panelled power massively reduced grid dependancy where as our sensitive interiors overhaul combined the traditional charm with contempory style. We used a combination of reclaimed and sustainably-sourced products to create a classic look designed to stand the test of time.

Town Houses in Penzance

A complex and restricted site with historic planning consent. Our role was in bringing the current drawings in line with the site levels and a re-design of the internal layouts to be more practical and economic for the developer. We also led Party Wall negotiations, overcoming difficult restrictions and objections. The project is currently under development and scheduled to be completed in July 2026. 

 

 

An exciting new project replacing a local eyesore with a substantial family home. Designed as an 'upside down house' with a large balcony to take in the panoramic sea views. We are looking forward to seeing how far this one goes.
